1. What the site is

longislandpropertytax.com (the "Service") is a free informational tool that produces property tax estimates for residential parcels in Nassau and Suffolk Counties, New York, using publicly available data published by the New York State Office of Real Property Services (NYS ORPS), tax.ny.gov, and county/town governments.

2. Estimates only — not professional advice

Every figure, projection, exemption amount, comparison, and explanation on this site is an estimate for informational purposes only. Nothing here is:

  • Your official tax bill (issued by your county or town receiver of taxes).
  • Legal advice, tax advice, accounting advice, or financial advice.
  • A real property appraisal.
  • A guarantee of any future tax outcome, including projections of bill changes after a sale or reassessment.

Before making any financial decision that depends on a property tax figure, verify the number with the relevant taxing authority, a licensed tax professional, attorney, or financial advisor.

3. Data accuracy and lag

We source data from public datasets including data.ny.gov, the NYS Department of Taxation and Finance, the Nassau County Department of Assessment, and the Suffolk County Real Property Tax Service Agency. We make reasonable efforts to keep data current, but:

  • Assessment rolls typically lag 12–18 months. The roll year shown on any estimate reflects when the data was published by NY State, not the current tax year.
  • Tax rates may have changed since our last update. Always verify final rates with your town receiver before relying on them.
  • Data may be missing, delayed, or contain upstream errors we have no control over.

We do not warrant that any specific figure is correct, complete, or up to date. Use our estimates as a starting point, not a final answer.

4. No warranties

The Service is provided "AS IS" and "AS AVAILABLE." To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, non-infringement, and any warranty arising from course of dealing or usage of trade. We do not warrant that the Service will be uninterrupted, secure, error-free, or free of viruses.

5. Limitation of liability

To the maximum extent permitted by law, AI Laws by State LLC, its operators, owners, contributors, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, or use, arising from or related to your use of the Service — even if we have been advised of the possibility of such damages. Our total liability for any claim arising from your use of the Service is limited to one hundred U.S. dollars ($100).

6. Affiliate and partner relationships

Some links on this site direct you to third-party services such as property tax grievance firms, mortgage brokers, and real estate agents (collectively, "Partners"). We may earn a fee or commission when you click a link or engage with a Partner's service. See our Affiliate Disclosure for the full picture. Our compensation arrangements do not affect the underlying tax estimates we display — those are computed solely from public NY State data.

Partners apply to be listed at /partners. We verify basic NY business registration but do not endorse Partners beyond that. You are responsible for independently evaluating any Partner before engaging them.

7. Acceptable use

You agree not to:

  • Collect or republish our data in bulk for resale or redistribution without written permission from us.
  • Use automated tools (bots, scrapers, headless browsers) to generate excessive traffic or harvest data.
  • Submit false or misleading information through any form on the site.
  • Impersonate a Partner, our team, or any other person or entity.
  • Attempt to access non-public parts of the Service or circumvent any security measure.
  • Use the Service for any unlawful purpose or in violation of any applicable regulation.

We may terminate or restrict access to anyone who violates these rules, without notice.

8. Email subscriptions (newsletter)

If you subscribe to email updates, you can unsubscribe at any time using the unsubscribe link in any email, visiting /unsubscribe, or emailing us. We comply with the U.S. CAN-SPAM Act: every email identifies us as the sender and includes an unsubscribe mechanism. We do not send spam.

9. Intellectual property

The site's code, design, copy, guides, and editorial content are © AI Laws by State LLC. Underlying property tax data is public information published by New York State and its political subdivisions; we don't claim ownership of that raw data. You may link to any page on this site. You may not reproduce or republish our editorial content without permission.

10. Privacy

Your use of the Service is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

11. Third-party links

The Service links to external sites (Partner websites, NY State data portals, county assessor offices, etc.). We are not responsible for the content, accuracy, privacy practices, or availability of any third-party site.

12. Changes to these Terms

We may update these Terms from time to time. Material changes will be reflected by updating the effective date above. Continued use of the Service after a change constitutes acceptance of the revised Terms.

13. Governing law and disputes

These Terms are governed by the laws of the State of New York, without regard to conflict-of-laws principles. Any dispute will be resolved exclusively in the state or federal courts located in Nassau or Suffolk County, New York, and you consent to personal jurisdiction there.

14. Severability and entire agreement

If any provision of these Terms is found to be unenforceable, the remaining provisions remain in full force. These Terms, together with our Privacy Policy and Affiliate Disclosure, constitute the entire agreement between you and us regarding your use of the Service and supersede any prior agreements.
